Aura Cedar Apartments For Rent, Oak Lawn

Dallas’ booming apartment market continues to make headlines, and most recently, plans for an impressive new 387-unit Class A rental community were announced for the Oak Lawn neighborhood. Being developed by Trinsic Residential Group, Aura Cedar apartments will be conveniently located at Cedar Springs Road and the Dallas North Tollway, and just blocks from Aura Wycliff apartments—another apartment community by the same Dallas-based developer.

Renderings for the new Aura Cedar project have also been released, and at first glance, the new 4-story, urban-style rentals look to fit in perfectly with this rapidly developing part of town.

The entire project will be set of 6.1 acres, and the building’s frame will wrap around a structured parking garage that…

Downtown Dallas High-Rise Condos For SaleIn case you missed it, Bleu Ciel is arguably one of Dallas’ most exciting new real estate developments currently in the works, both on the residential and commercial side of things. As pointed out yesterday, this towering 33-story tower will be the city’s first high-rise condominium project since the end of the housing crash that started all the way back in 2008, perhaps creating an even bigger buzz around it than what we’d normally see for such a development.

But given ground was just broken on Bleu Ceil towards the end of last year, condo buyers won’t see delivery for these lavish and luxurious new Dallas condos until towards the end of 2016, leaving many who might be in the market right now to find other alternatives.

As you may know, the…

Walnut Place, Dallas Luxury Real Estate

Luxury homes on the Dallas real estate market are one thing, but a $100 million estate is a whole different ball game. In fact, homes at that level are few and far between for any market, but that’s exactly what will soon be publicly listed on the local DFW MLS.

Once the most expensive home in America, the property formerly known as Crespi-Hicks Estate, now “Walnut Place,” is set to re-enter the market for a cool price of $100 million, and after you consider everything it includes, you might just think that’s a bargain price.

Set on 25 acres in Dallas’ affluent Preston Hollow neighborhood, more than 35,000 square feet of living space encompass this massive four-story home, which includes 10 bedrooms, 12 full bathrooms, and five half bathrooms.

There’s…

Dallas Apartment Prices Rising

Believe it or not, nearly 16,000 new apartments are currently under construction in DFW and will be delivered sometime during 2015. But despite the rising numbers in inventory, renters in Dallas-Fort Worth are now paying more than ever for an apartment, and that doesn’t appear to be changing anytime soon.

According to a recent piece in the Dallas Morning News, rent prices in the area were up more than 5% from January 2014 to January 2015, and in Fort Worth, increases in apartment rents have jumped even more at 6.4% from this time last year.

While many different factors come into play as to why DFW’s rental and apartment market is so hot right now, many attribute it’s equally hot job market as perhaps the primary source. Last year, the Dallas-Fort Worth…

Happy Thanksgiving from the team at DFW Urban Realty!

Although some would tell you the holiday season is a down time for the DFW real estate market, it's actually one of the best times of the year to put your home on the market, as several studies have shown that homes listed in November and December are more likely to sell, sell at a quicker rate, and sell closer to asking price than any other time of the year.

Want more proof?

Well, back in 2011, realtor.com® estimated that sixty percent of real estate agents have advised a seller to list their home during the holiday season, believing that many more serious buyers tend to emerge towards the end of the year. In fact, Thanksgiving in particular is one of the best holidays to have your home…

Lofts have always been among our favorite properties to show clients, and as we continue to see a rise in urban-style living, especially among younger home buyers, popularity among factory loft-inspired homes is also on the rise, especially around Downtown Dallas. Whether it's the open space, the antiquated interior features, or just the allure and charisma that engulfs so many authentic loft conversions here in the DFW area, more and more people seem to be trading in that long commute from the suburbs for a more efficient, urbanized lifestyle in the heart of the city, which often times means finding that perfect new loft condo that’s chic, stylish, and in a location that's just steps from all the vibrant shopping, restaurants, bars, and nightlife…

Work-Live Lofts in Dallas

In a post-recession world, more and more people are starting to work from home, making the need for home office space a huge priority when it comes to buying a new home or condo in DFW. Last year, a Forbes article estimated around 30 million Americans work from a home office at least once per week, while a study from Telework Research Network projected that number will increase by roughly 63% over the next five years.

Enhanced video conferencing technology has been a major factor in the sudden influx of employees working from home, which allows companies to cut expenses on larger office spaces and employees to spend less time commuting, as well as less money on costly gasoline or public transportation.

Not everyone who works from home has a…
