Affordable Homes Hard to Find in DFWHousing inventory throughout the DFW is finally starting to catch up with demand, somewhat, but the problem now facing many North Texas home buyers is affordability.

According to a new report out from DallasNews.com, 22,000 single-family homes were listed in the North Texas region at the end of June, which actually represents the largest inventory available on the market in four years believe it or not.
But to the dismay of many young and first-time home buyers in DFW, much of that inventory is now listed at over $300,000, pricing many would-be buyers out of the market right now.

Also noted in the report is that inventory of homes for under $250,000 has declined by nearly 700 homes, which in some ways could explain DFW’s “swelling” supply.

Large-scale residential development has found its way to countless DFW suburbs and communities over the last couple years, but the city of Allen in particular is seeing quite the building boom right now. And according to recent reports, that trend is showing no signs of slowing down any time soon.

As first reported by the Dallas Morning News, a Georgia-based developer is planning a new 600-unit rental community, which if approved, will be located just west of Highway 75 and Montgomery Blvd.

The building site occupies nearly 11-aces, and apparently Dallas-based architectural firm Humphreys & Partners has already laid out a design-scheme that would include two large buildings with 363 and 252 units respectively.

Started Homes For Sale in DFWThe Dallas real estate market has been booming, and as more and more people make the move to North Texas, the construction industry is having trouble keeping up with demand. Among the many needs when it comes to housing is more homes with an affordable price tag, and according to a a recent report in the Dallas Morning News, that’s something builders will now be more heavily focused on moving forward.

As noted in the report, home builders in the DFW area started construction for 8,812 homes during the second quarter of this year, which is the highest volume of new home starts since the fourth quarter of 2006. Many of those new homes will ultimately have prices that start under $300,000, which is good news for buyers looking for a lower priced home.

While Dallas is certainly no stranger to newly developed apartment towers, it’s hard to make an argument against One Dallas Center as being the cream of the crop. Developed by Street Lights Residential, One Dallas Center happens to be situated in perhaps one of the best locations around, providing easy and quick access the Main Street District, Victory Park, and Uptown, which of course is one of the hottest places to live, work, and play in all of DFW right now.

Also from a location standpoint, any commute to just about anywhere in North Texas is also a breeze from Once Dallas Center given its close proximity to Highway 75 and Interstate 35E. But the building’s premium location is really only the tip of the iceberg when it comes to desirability.

New Construction Townhouses For Sale in DFWThe DFW real estate market is insane right now on just about every front. Home prices are steadily rising, apartment rents have skyrocketed, and with incredible job growth and more and more people moving to the area, it’s hard to imagine any sort of slowdown coming any time soon.

For home buyers moving to DFW from out of the area, townhouses have become an especially popular option to consider for a variety of reasons. First, when you combine the stress of starting a new job on top of not being all that familiar with the area, having the added convenience of a maintenance-free living space in addition to a number of lifestyle amenities already being a part of countless townhouse communities throughout DFW, it seems to be a logical choice.

Apartment living is getting more and more expensive in DFW, and that’s hardly breaking news at this point. Rent prices have steadily been rising for what feels like forever now, and despite new apartment development reaching all-time highs, demand is still outpacing construction all over the North Texas region.

According to recent data from RealPage, the average DFW rent price reached a new high of $1,082, which represents a mind-blowing 50% spike compared to apartment prices just 10 years ago. In fact, from just this time last year, DFW rent prices have already increased by 5 percent overall, which blows past the 3.6 percent increase seen nationwide over the past 12 months.

The good news for renters right now, however, is that with development…

In news that likely won’t surprise anyone living in DFW, home prices throughout the Dallas area were once again on the rise in May, increasing by 7.1% according to the latest numbers from CoreLogic. With the spring season usually one of the busiest times of the year for the housing market, the increase certainly isn’t surprising for a variety of reasons, although the 7.1% jump is still higher than the reported nationwide increase in May of just 6.6%.

But even with the steady spike in home prices, home sales in DFW are also still on the upswing despite activity likely being slowed somewhat by a lack of inventory in just about every major housing category. As of the end to May, the median home price in the Dallas-Fort Worth region is already hovering…

Master-planned communities aren’t terribly common in the DFW region, but Viridian is arguably the most high-profile exception. Encompassing roughly 2,000 acres that include five large lakes, 500 acres of designated green space, and an additional 500 acres of rivers, streams, and wetlands within the community’s boundaries, Viridian is all about providing home buyers with much more than just attractive and desirable living spaces.

The other upside to homes for sale in Viridian is the residents and home owners will be positioned just minutes away from some of the best shopping, dining, and community amenities Arlington has to offer, which also includes access to one of the best school districts in all of North Texas.

When it comes to available housing…

A new Fort Worth apartment community is officially in the works, according to a new report from the Dallas Business Journal. Appropriately called The River East, this new urban mixed-used project will be situated at 2900 Race Street, which sits directly in the heart of Fort Worth’s trendy River East neighborhood.

Being developed by Dallas-based development firm Criterion Property Company, plans for The River East call for 322,019 square feet of co-working (live-work) space, retail space, and 181 new construction apartments, which come at a time when Fort Worth’s apartment market is absolutely booming.

As noted by the Business Journal, the new apartments for rent at The River East will range in size from 600 to 1,331 square feet, while amenities at…
