By now, we’ve all seen the reports about rents in DFW continuously rising, but many apartment hunters might not fully understand just how much rates have spiked—until now.

According to research from Axiometrics, rents in Dallas jumped to $1,083 during the month of February, which marks the highest average price we’ve ever seen. And despite Dallas leading the entire state of Texas in terms of new apartments being built—with over 4,600 new units currently in the works around the downtown Dallas area alone—job gains and population growth continue to force rent prices up all throughout North Texas.

The building boom looks to be continuing in Dallas as we head into the traditionally busy spring season. While apartments, especially in Dallas’ Uptown neighborhood, have in many ways dominated the new construction landscape over the past 12-18 months, it appears a collection of new upscale row homes is about to hit the lively South Side district near downtown Dallas.

According to reports, construction for the new row home community is scheduled to begin as early as next month, which can’t come soon enough given the low new construction inventory for attached residences in the DFW area right now.

DFW Foreclosures

According to recent reports, the number of homes in DFW being forced to sell by lenders has now dropped to a near 15-year low point. With home prices hitting record highs and demand for housing through the roof, foreclosure rates are dropping dramatically, especially within the last 12 to 18 months. 

Back at the height of the recession, a record 63,835 homes in the DFW were scheduled for foreclosure, which compared to other hard-hit parts of the country like Las Vegas, Florida, or Arizona, isn’t a terribly high number in terms of the number of foreclosures to total number of properties on the market. An elegant new high-rise is in the works for the charming Knox/Henderson neighborhood, which frankly, has flown a little bit under the radar with all the crazy apartment developments hitting the downtown area in recent months.

It’s been awhile since anything has been mentioned about District 1444—a project that will no doubt re-define this sleepy part of Dallas’ up-and-coming Design District. In case you forgot, The District 1444 project is a huge multi-use development that is reported to feature roughly 46,000 square feet of restaurant and shopping space on the ground level, and over 200 fabulous apartment units on its upper floors.

Being developed by Harwood International, District 1444 is replacing an old one-level showroom warehouse at the corner of Oak Lawn Avenue and Dragon Street, which is basically what fills out the entire landscape surrounding this particular location.

With plenty of new developments in the works and a close proximity to both downtown Dallas and Uptown Dallas, the Design District seems to be in the middle of a complete transformation. Once nothing more than a collection of warehouses and industry, this up-and-coming part of Dallas is now becoming a hotbed for trendy new restaurants, cheap real estate, and a gateway into some of the more established and expensive neighborhoods that many home buyers and rents like, but might not necessity be able to afford.

Uptown Dallas Apartments

Uptown’s new apartment tower dubbed “Jordan” has officially opened its doors and is already more than 25% leased, according to a report from the Dallas Morning News. Standing 23 stories high and overlooking McKinney Avenue in the heart of one of Dallas’ hottest neighborhoods, the luxury 212-unit tower is quickly becoming the talk of the downtown apartment market.

With an average rent price of $3,125, apartments in Jordan range in size from 793 one-bedrooms to sprawling penthouse units with right around 2,700 square feet of total living space. For anybody already working in the Uptown or downtown neighborhoods, living in Jordan couldn’t get much more convenient and in some cases, presents the perfect walk-to-work location.
