Unless you’ve been living under a rock the past several months or so, you’ve probably noticed there’s been a lot of chatter about Dallas’ Arts District, which is now one of the hottest and fastest growing neighborhoods in all of downtown. Apartment towers and various other residential developments are seemingly being built faster than ever in the area, and for those either thinking about making a move to the Arts District or already happen to call it home, more good news is on the way as Kroger, the nation’s largest grocery store chain, has unveiled plans for a new location near Ross Avenue.

Just blocks from the Arts District, Kroger has reportedly bought a plot of land on Hall Street between Ross Avenue and the North Central Expressway, giving locals…

Downtown Dallas Real Estate For Sale`

For those of us who work in the DFW real estate industry and are around it on a day-in, day-out basis, the trend that more Dallas-area residents are wanting to move to the city’s urban core is of little-to-no surprise. Development in neighborhoods like Uptown, downtown Dallas, Deep Ellum, and the Design District has been widespread over the last couple years, and being able to walk to restaurants, retail shops, entertainment, and even work in some cases is becoming more and more appealing to home buyers of all ages, not just Millennials.

But as the value of walkability continues to rise, what’s also becoming more apparent is that young and first-time home buyers are starting to be priced out of hot downtown neighborhoods, ultimately forcing them to…

The Reserve at Rawlins

New construction real estate around the DFW area has always been popular, but new construction townhomes specifically have been exceptionally hot as of late. For many new home buyers, owning a townhome is every bit as satisfying as owning a single-family home, and of course with that added little bonus of being maintenance free, it’s all the more better.

It seems that more often than not, home builders today are also incorporating all the high-end finishes one might expect to see in a single-family home, like high ceilings, gourmet kitchens and spa quality bathrooms, ultimately giving eventual owners more of that homey single-family-home-feel, only in a more convenient and easy-to-manage attached living space.

The Reserve at Rawlins, a six-unit…

Victory Park, Dallas TX

The city of Dallas is dumping $100 million into a redevelopment plan for the 72-acre Victory Park neighborhood, which includes widening the sidewalks, adding more manicured greenery, installing new benches, and just about anything else to make this part of the city more pedestrian-friendly.

Few will argue the potential of Victory Park, as its close proximity to Katy Trial and location between Uptown and the Dallas Design District—two of the hottest neighborhoods in Dallas right now—makes it a hotspot for possible new development a huge returns for whoever does decide to build here.

Last week, plans were announced by one such developer who hopes to turn a surface parking lot into a huge, 30-story apartment tower called Katy Station.

The development,…

Craftsman Style Bungalows in M Streets, Dallas

There’s just something about historic, Craftsman-style bungalows that feel extra homey, and its the specific feeling exactly that continues to attract many DFW home buyers, even despite their modest size. Often described as quaint, charming and extremely desirable, if you’re looking for an authentic bungalow style home somewhere in Dallas, few locations are better to begin your search than over in the M Streets.

Perhaps more commonly known as Greenland Hills, the Dallas M Streets area, which gets its name due to most of its major and minor streets starting with the letter “M”, features a wide range of bungalows for sale, of which some date all the way back to the early 1920s.

Although not originally all built by the same home builder, house after house…

Luxury DFW Real Estate

Luxury real estate is always a topic that catches most people’s eye, even if the obscene price tags attached to many of DFW’s most expensive homes is well beyond their budget for a new home or condo. From all the incredible interior finishes you’ll find inside such properties to the immaculate grounds and landscaping that help define expensive real estate in North Texas, it’s always fun to get a glimpse of how some people live, or to perhaps even do a little day dreaming about one day reaching that level as well.

Earlier this week, an interesting piece from the Dallas Morning News caught our attention, which detailed how both the inventory and home sales are up for ultra-elite properties around DFW, especially in that $10 to $20+ million range.

As noted…

Pending Home Sales at Highest Level Since 2006

We’ve made a pretty substantial effort to document how wild the DFW real estate market has been in recent months, and in case you missed it, feel free to check out how Dallas-area median home sales prices are at record levels or how the housing inventory around the entire North Texas region is dramatically low right now.

The bottom line is that if you currently happen to be searching for a home or condo in the Dallas-Fort Worth metroplex, chances are you’re experiencing first-hand just how difficult it can can be to not only secure a property you like, but to even find something decent in the first place.

Further evidence of how tough it’s getting was just recently reported, as pending home sales hit their highest level in 9 years back in April—a…
