DFW’s red hot real estate market continues to push forward as we make our way through the early beginning of 2017. According to realtor.com's latest list of hottest housing markets, the Dallas-Fort Worth area ranked third overall when it came to receiving the most buyer traffic, and only one of two markets outside of California that even made the list at all. And in case you are curious, Colorado Springs was the other.

The Vallejo-Fairfield market in Southern California placed first on the website’s list of hottest housing markets in February, followed by the San Francisco Bay area before DFW’s third place ranking.

According to the release, homes in DFW sold in just 44 days on average this month, which was down from over 60 days in January. In…

Luxury New Construction DFW

New construction inventory, or lack thereof, has been a big topic of discussion in the real estate industry, especially as market conditions only continue to heat up in the early part of 2017.

With more jobs and more people moving to DFW than ever before, finding and securing the right home can sometimes be challenging. But if you happen to be searching for homes in the luxury market, you might find a few more options and opportunities available, even when it comes to brand new construction.

At the time of this post, 28 brand new construction homes that were either finished, or can be finished, in 2017 were listed on the market for a minimum of $2 million, with the most expensive listing priced at just under $7 million. That particular home,…

Fiji Townhouses DallasAffordable townhouses have become difficult to find around DFW, especially as inventory continues to dwindle and home prices continue to rise. But if you know where to look, a fabulous new townhouse that won’t break the bank is still a realistic option for home buyers, even as options and opportunities become increasingly more limited.

One such option we first highlighted all the way back in September, which is located in a very desirable part of town not far from the Dallas Zoo. Dubbed the Fiji Townhomes, this gorgeous Sphinx Development project offers spacious open-concept townhouses that provide at least 3 bedrooms and 2 bathrooms, along with rear entry private garages, private balconies, and loads of desirable interior finishes that won’t leave…

But before projecting how the rental market might fare in 2017, let’s first understand all the different factors that are pushing rent prices in Dallas-Fort Worth higher and higher.

Above all, what’s mostly behind DFW’s booming real estate market is the region’s incredible job growth, which is driving more and more people to the entire North Texas region. To put some perspective on just how strong DFW’s economic growth is right now, some estimates show more than 100,000 new…

DFW's Best Schools

The niche.com rankings for DFW’s best school districts in 2017 have officially been released, which are based on a number of different factors like state test scores, college readiness, graduation rates, SAT/ACT scores, teacher quality, and much, much more.

For DFW home buyers with kids, living within a certain school district is usually a top priority during a home search, but even for buyers without kids, identifying some of the area’s most coveted school districts can still be beneficial when it comes to resale value and how quickly a home has the potential to sell when it comes time to move.

According to this year’s results, the Highland Park Independent School District once again ranked No. 1 overall, scoring an A+ in every single ranking…

U.S. News & World Report has officially unveiled their annual “Best Places to Live” rankings for 2017, and the Dallas-Fort Worth metro area placed 15th overall.

According to their release, U.S. News analyzed 100 metro areas in the country based on a variety of factors, including quality of life, job growth, cost of living, net migration, and a number of other elements that all help combine to determine general desirability, affordability, and an overall score for each city.

The three categories in which DFW scored particularly well on include value, job market, and net migration, which isn’t terribly surprising. As we’ve routinely pointed out over the last 12 months, the job market around much of North Texas is expanding at a record-setting…

According to new numbers from CoreLogic, DFW area home prices jumped by another 8.5% in December, putting our market’s year-over-year gain ahead of the nationwide increase of 7.2%.

But even with the most recent spike in Dallas area home prices, Denver saw the highest year-over-year jump of any major market in the country, registering a 9.9% increase from December 2015 to December 2016.

Analysts at CoreLogic are projecting home prices around the country to jump another 4.7% in 2017, an increase that will largely be fueled by a lack of inventory and increased demand—two factors that we’re all too familiar with here in the Dallas-Fort Worth area.

Locally, home prices have officially reached all-time highs throughout the North Texas region,…
