Earlier this month, the Texas Association of Realtors released sales numbers for condos and townhouses in Dallas up through the month of May, which revealed just how hot attached living spaces are in the area right now. Both condos and townhouses saw nice increases compared to the first half of 2015, with townhouses alone showing 8.6% more sales than just a year earlier.

DFW’s thriving job market continues to bring people from all over the country to Dallas, and condos can be a functional and affordable way to break into the DFW real estate market, especially for younger and first-time buyers. But while Dallas certainly has its fair share of “affordable” condos and townhouses, also keep in mind prices for each of these property-types have also…

In case you haven’t heard, New Orleans-based HRI Properties purchased the 9-story Mayflower Building located at 411 N. Akard Street last year and are currently in the process of converting it into a chic, 215-unit apartment building that will include awesome living spaces, a rooftop swimming pool, and even a ground-floor restaurant.

Believe it or not, the bulk of the work has already been completed and HRI is hoping to have units ready to hit the market before for the end of the year.

In addition to the Mayflower Building, the same development company also purchased Dallas’ old LTV Tower at 1600 Pacific Avenue and have already converted this former office building into stylish new residential rentals, which also sit atop a Hilton Garden Inn on…

Although it won’t be immediate, some much-needed inventory will soon be added to the North Texas housing landscape. According to reports, Hillwood Communities is finally breaking ground for its newest mega-development, Lilyana, which will eventually bring 1,250 new single-family homes to the town of Celina.

In all, Lilyana will cover about 400 acres, which will also include approximately 63 acres of green space, parks, trails, and a community center that will feature a resort-style swimming pool—all amenities that many of today’s new home buyers almost seem to require when looking to buy an upscale new home.

Lilyana will be located at Frontier Parkway and Coit Road, only about 10 miles north of the town of Frisco. It’s being reported that…

It still seems that with each passing month, the Dallas-area is still hitting all-time highs when it comes to housing figures, and it appears the month of June was no different.

According to a  new report from CoreLogic, Dallas has the second biggest increase in home prices last month, jumping by about 9.4% compared to home prices in June of 2015. For comparison-sake, the nationwide rate "only" rose by 5.7% from June of 2015 to June of 2016, which shows just how strong the Dallas real estate market is right now.

Mortgage rates officially reached a three-year low back in June, which no doubt is contributing to the strengthening housing market not just around DFW but in many major markets across the U.S.

Of the largest markets in the…

While it seems just about every segment of the DFW real estate market is thriving right now, condos and townhouses around the Dallas area are showing significant gains in 2016.

According to a report released earlier this month from the Texas Association of Realtors, 1,536 condos and 1,019 townhouses have been sold in Dallas alone through May of this year, which is up over a 3% gain for condos and an eye-opening 8.6% gain for townhouses compared to the first 5 months in 2015.

What’s even more staggering is that the median price of condos in Dallas is now up to $160,000, while the median price of a townhouse in town has reached $235,000. And for anybody wondering, that’s 10.3% price increase for condos and a 7.8% increase for townhouses. Yet sales…

It’s been a HOT summer in North Texas and the real estate market here, well, that’s been pretty hot too. In fact, the DFW real estate market was so hot in June, it was a record setting month for the most houses ever sold in a single month.

According to reports, 10,857 pre-owned single-family homes sold in the region, which is a huge 7% increase compared to June 2015. The Real Estate Center at Texas a&M University and North Texas Real Estate Information Systems is also saying that the spike in home sales last month also outpaced last year’s record setting sales numbers through the first half of the year by about 9%.

Along with the incredible sales numbers, prices however, are also seeing record setting gains, making it hard for some buyers to…

Now that we’ve reached well over the halfway point of 2016, it’s safe to say the Dallas area has experienced a red hot real estate market for just about the entire year so far. Apartments are being built and rented faster than ever and inventory for just about every other property-type simply can’t keep up with demand. As a result, home prices in DFW have also reached record highs.

But with the local real estate market so robust over the last 6-8 months, new reports are surfacing about the market possibly overheating sometime in the not-so-distant future. National real estate database realtor.com recently released a list of the nation’s 10 “overheating” real estate markets recently, which was compiled from analysis of the country’s 50 largest…
