Forth Worth Real EstateIf you’re discouraged that DFW didn’t win the Amazon H2Q bid, new reports have recently been floated out there that the city of Fort Worth is using their same H2Q offer to attract 60 other potential development projects of varying sizes.

According to the Dallas Morning News, roughly 25% of the companies considering those potential projects already have a presence in DFW and that Fort Worth also offered Amazon an incentive package worth $443.2 million had they chose North Texas for their second headquarters. That package was based on the retail giant investing $750 million and creating another 10,000 jobs for the DFW area.

Del Webb Active Adult CommunityNational home builder Del Webb is preparing to bring its third active adult community to the DFW area, and according to reports, it’s going to be a big one.

As part of the 2,000 acre Trinity Falls master plan, Del Webb’s newest active adult community will encompass roughly 127 acres and eventually include a whopping 537 homes. 

Future home owners will also enjoy a sprawling, 12-acre amenity area that will only be available to age-restricted single-family residents, and that will include a 10,000 square foot clubhouse, a fitness center, a swimming pool with lap lanes, lounging areas, a jacuzzi hot tub, and pickleball and bocce ball courts.

Dallas Area Home PricesNorth Texas home price gains are still slowing, according to the latest Standard & Poor's/CoreLogic Case-Shiller Home Price Index. Per the report, annual home price growth throughout the Dallas area registered just 4.3 percent, whereas nationwide home prices were approximately 5.5 percent higher in September than one year prior.

If you look at the figures, it seems as if sales for both new and existing single-damily homes peaked about a year ago, and the leveling-off could be directly tied to significantly higher mortgage rates.

Right now, the national average for a 30-year fixed rate home loan is right at 4.9 percent, an increase of a full percentage point compared to last November.

Dallas Work Live LoftsA unique and clever development idea is in the works for vacant office space all throughout Downtown Dallas. 

As first reported on Dallas News, Dallas-based Bluelofts is looking to covert vacant office space in buildings all over town into fully-functional live-work spaces with the help of a German manufacturer that’s building modular “boxes” that include a kitchen, bathroom, and all the plumbing. 

According to developers at Bluelofts, the pre-built box system can plug into any building so-to-speak without having to drill through floors. In addition, these plug-and-play boxes can also be broken down into sections, allowing the company to bring them up piece-by-piece inside an elevator.

Cowboys Facility Residential DevelopmentA developer has released plans for the former Dallas Cowboys facility in Irving, according to recent reports from multiple outlets. Just a couple years removed from the Cowboys moving to their new headquarters in Frisco, the old practice facility and most of the office space has already been demolished at the 36-acre complex to prep for the glistening new 230-home community. 

Being developed by Centurion American Development Group, home lots could be available and ready for building as early as mid-to-late summer of next year.
