Fort Worth Lofts in Medical District

Although nearly every aspect of the DFW real estate market is hot right now, if there are two segments of the market that particularly stand out, many might say chic residential lofts and higher-end apartment rentals are especially coveted for the time being. And perhaps recognizing this trend are Dallas-based RCP Properties LLC and Louisiana-based Ventures Development Group, who are in the midst of planning a joint venture to build a luxury loft-style apartment building in Fort Worth specially to cater to medical employees living in the city.

In all, the plan calls for 209 high-end rental units inside a building that would occupy more than two acres of land at 400 S. Jennings in the Fort Worth Medical District. And given five hospitals with thousands…

Affordable Lofts in Dallas

With Millennials putting a high value on walkability, living in the heart of an urban core is generally a top priority for most of today’s younger home buyers in search of a new place to live. And when it comes to the local Dallas real estate market, some of the coolest, most affordable properties around the downtown area happen to be chic and stylish loft conversions, which works out well given such properties also tend to be among the most popular to this demographic as well.

Like most living spaces, Dallas lofts have their pros and cons, and you have to really appreciate all the unique characteristics that usually coincide with a residential loft to ultimately call one home.

From irregular layouts to a sometimes constant draft felt all throughout a…

Downtown Dallas Real Estate For Sale`

For those of us who work in the DFW real estate industry and are around it on a day-in, day-out basis, the trend that more Dallas-area residents are wanting to move to the city’s urban core is of little-to-no surprise. Development in neighborhoods like Uptown, downtown Dallas, Deep Ellum, and the Design District has been widespread over the last couple years, and being able to walk to restaurants, retail shops, entertainment, and even work in some cases is becoming more and more appealing to home buyers of all ages, not just Millennials.

But as the value of walkability continues to rise, what’s also becoming more apparent is that young and first-time home buyers are starting to be priced out of hot downtown neighborhoods, ultimately forcing them to…

Victory Park, Dallas TX

The city of Dallas is dumping $100 million into a redevelopment plan for the 72-acre Victory Park neighborhood, which includes widening the sidewalks, adding more manicured greenery, installing new benches, and just about anything else to make this part of the city more pedestrian-friendly.

Few will argue the potential of Victory Park, as its close proximity to Katy Trial and location between Uptown and the Dallas Design District—two of the hottest neighborhoods in Dallas right now—makes it a hotspot for possible new development a huge returns for whoever does decide to build here.

Last week, plans were announced by one such developer who hopes to turn a surface parking lot into a huge, 30-story apartment tower called Katy Station.

The development,…

Affordable Neighborhoods in Dallas

With DFW home prices at record levels right now, many home buyers, especially first-timers, are finding themselves looking for a home or condo that’s located in perhaps more of an up-and-coming part of town rather than a trendy, already-established neighborhood that features more expensive housing.

The real estate market in Dallas is much like any other major market, in that location is often a top-priority for many active buyers browsing active homes for sale. But with market conditions scorching hot right now and inventory quite low in most parts of town, it doesn’t hurt to think outside the box every now and then in hopes of finding a great deal, or even a home or condo that could have a great long-term value.

So if a value play might sound like a…

DFW Real Estate For Sale

An interesting new trend is happening in new home communities around the country, but it’s especially prevalent here in the North Texas area. It wasn’t long ago that large scale residential communities were centered on country clubs, golf courses, and oversized community centers that offered any number of over-the-top amenities to its members and local residents. But today, things are seemingly much different.

According to the National Golf Foundation, golf course closings around the U.S. are taking place at an alarming rate and have outnumbered new golf course openings for an eighth straight year. Building and maintaining even a modest golf course by today’s standards is an extremely expensive endeavor, and when you factor in fewer and fewer people are…
