The COVID-19 pandemic has changed what many people are looking for in their homes—and, as such, it’s shifted major home and design trends.

And it looks like many of those trends are going to continue long after the pandemic is over.

Oak Lawn High-Rise Apartments Planned Along Cedar SpringsDeveloper PegasusAblon, currently developing The Galleria Muse mixed-use apartments in Far North Dallas, is working on two new high-rise apartment towers in Oak Lawn. Ablon plans to build the new Oak Lawn high-rise apartments behind the central nightclub and restaurant strip at Cedar Springs and Throckmorton Street.  The new high-rise apartments in Oak Lawn will be designed by GDA Architects and are expected to begin construction in 2022.

The DFW real estate market is off to a great start with home and condo sales up across the board year over year for January 2020.  Collin County closed out at 899 home and condo sales up 13.7% over January 2019, Dallas County came in at 1,468 up 12.6%, Denton County 860 sales up over 23.2%, Rockwall County up 123 sales up over 20.6%, and Tarrant County at 1,518 sales up over 5.6%.  While sales are strong throughout the Dallas-Ft. Worth, TX area, DFW housing inventory is still struggling in all counties except Rockwall County, falling short on pre-owned and new construction home and condo inventory levels.

DFW New Home Construction StartsNew home construction slowed during the first quarter of 2019 as North Texas home builders started just 8,439 new homes. According to data from Residential Strategies Inc, that represents a 4.4 percent decline compared to a year ago.  2019 ended with just under 890,000 new home starts which recorded another record year of low housing production esp. when compared to the 1.4 million built in 2007 right before the housing crash in the first Great Recession of the 3rd millennium.

Despite low mortgage rates and strong demand and buyer traffic, sales definitely tailed off towards the end of 2018, but showed positive gains closing out Q4 2019 with home sales and prices both showing modest gains throughout the DFW area.  Home Sales in DFW for December 2019
