While some jobs went away in early 2020, the Dallas-Fort Worth area is currently seeing some big gains when it comes to construction jobs. According to some of the latest figures from the Associated General Contractors of America, the region’s building sector saw a gain of 7,400 jobs this past December, when compared to the previous December. 

The Dallas area alone saw about 5,800 of those new construction jobs. That’s significant, because 2020 saw a loss of 4,000 jobs. 

For those keeping tabs on the market, the numbers probably aren’t too surprising. With a 45-percent increase in residential and commercial construction starts, North Texas was the nation’s second busiest market for building in the entire nation last year.

Uptown Dallas Highrise at 2811 Maple TowerThe new Uptown Dallas luxury high-rise apartment at 2811 Maple Tower received the green light by Developers and the 300,000 square foot building is planned to be completed by 2024.  Crescent real estate has been working on the new high-rise apartments in Dallas, TX since 2018 which will be located between the landmark Stoneleigh Hotel and the Crescent on Maple Avenue near Cedar Springs Rd.

The new 30-story highrise at 2811 Maple Tower is planned to feature 200 highrise rental homes that will replace previous commercial building space.  The new luxury highrise in Uptown Dallas will also feature a third-floor pool deck along with underground parking.

DFW Single-Family Home Permits For at least four months in a row, single-family home construction permits have been down in the Dallas-Fort Worth area. The latest figures come from November 2021.

In November, construction permits for single-family homes were down about 3.7-percent, year-over-year. According to Texas real estate data, builders secured construction permits to start more than 3,500 new homes.

Part of the problem is a large number of sold new construction homes in the region that still aren’t completed. Builders are still dealing with supply chain issues and some labor shortages. If they aren’t able to even start some of the new construction homes for a few months, they’re less likely to be taking on a high number of new construction permits.

DFW Home Prices on the Rise in 2022?It’s a new year, but that may not mean much change in terms of rising home prices in the Dallas-Fort Worth area. While the price gains in 2022 may not be as bad as they’ve been in recent time, price increases could likely continue in the foreseeable future.

Some experts say home prices have gone so high, they may start seeing decreased demand. Still, the housing market remains tight and it should still be a strong year for home sales.

Homebuilders in the region have already increased construction to help meet the demand, but they’re selling homes at a fast rate. The median sales price for single-family homes in North Texas is already up considerably over what it was a few years ago.

New Downtown Dallas Towers Coming SoonDowntown Dallas is on track to welcome in three new towers, including hundreds of new apartments, tens of thousands of square feet of retail space and a large office building. The project is slated for one of the area’s largest vacant properties.

An Atlanta-based real estate developer recently purchased about five-acres just across from the Arts District at Ross Avenue and Routh Street. One of the new buildings is an office tower, while the other two buildings will be residential towers.

When finished, the site will include 45,000 square feet of retail space, 700 new apartments and an office building. Originally, the land was slated for another large tower that was going to be part of a larger complex, but that project fizzled out.

Home Prices Increase in TexasHome prices across much of the nation ended the fourth quarter of the year up, including in some of the biggest Texas housing markets. According to the National Association of Realtors, home prices nationally saw a nearly 15-percent gain year-over-year at the end of 2020.

For Texas, the biggest jump came in Austin, which saw median home prices jump up more than 17-percent in the fourth quarter of 2020. Prices were also up in Houston and San Antonio. Both markets saw a more than 11-percent increase from the previous year.

In Dallas-Fort Worth, the gains were similar. The area experienced a jump of more than 10-percent year-over-year for the final few months of 2020. 

Experts credit some of the gains across the nation to record low mortgage rates.…

Dallas Working From HomeTwo Texas metros have topped the list for best cities suited for working at home, according to InMyArea.com, a Los Angeles-based company that compares home services available in markets all over the U.S. 

Based on technology and housing resources, the study concluded that Dallas and San Antonio scored the highest when it comes to how easy it is to work from home—something that has become much more significant to today’s workers due to the on-going pandemic. 

According to InMyArea.com's research, which involved analyzing over 800 communities across the country, low housing costs and access to high-speed internet helped both Texas cities score well and rank ahead of other top cities like Miami and Chicago specifically.
