DFW Homes Selling Above List PriceIf you’re in the market for a new home in Dallas-Fort Worth, you may want to prepare to pay more. For much of the year already, homes in the area have sold, on average, about two-percent higher than asking price.

In Dallas-Fort Worth, nearly 54-percent of homes sold above list price during the first nine months of 2021. It’s happening despite the fact home prices are also up. In the Dallas area, home prices are up about 25-percent year-over-year.

Dallas isn’t alone. The metro is just one of more than two-dozen of the nation’s largest metro areas seeing homes sell for more than the asking price. DFW Home Prices CoolingHousing prices in Texas are starting to cool again after a run-up likely tied to the pandemic. Even so, prices could continue to keep climbing in the near future.

From late 2020 through much of 2021, the median house price soared in some of the state’s largest cities. Austin led the pack with prices up more than $97,000 between September 2020 and September 2021.

Just a few months ago, the median house price in Austin was $448,000, which was up from around $350,000 a year earlier. It was much the same in the Dallas/Fort Worth market, which saw a $51,000 boost in median home prices.

Frisco Real Estate The real estate market in Frisco is red hot right now, thanks in part to a supply shortage and a lot of competition. While the housing market is described as very strong across all of North Texas right now, Frisco appears to be outperforming the rest.

DFW Home Prices on the RiseBuyers in North Texas could be looking at another boost in home prices next year. Already, early estimates suggest prices could again be going up.

According to Porch.com, a moving and renovation website, the Dallas-Fort Worth area could see a 21-percent boost. It bases its estimates on real estate projections from Redfin, Zillow, and from information obtained by the US Census Bureau.

That puts Dallas-Fort Worth in ninth place among large US housing markets Previously, the one-year change in home price for the area, according to Porch.com, was about 14-percent.

Just a couple of months ago, the median home price in Dallas-Fort Worth was around $297,000. Some real estate professionals, however, say buyers are already starting to feel the pinch.

New Pre-Fab Community in Northern Collin CountyA new community of pre-fab homes is headed to northern Collin County. Megatel Group plans to construct 700 prefabricated homes in Weston.

The Dallas-based builder is using the location to help launch Golden Gate Communities, its manufactured home park product line. As for the new homes in Weston, they’ll range from around 550 square feet of living space to 2,400 square feet of space. 

The community, itself, will feature a resort-style swimming pool, a fitness center and a café. Residents will be able to enjoy such outdoor recreation as volleyball, bocce ball and pickleball.

DFW Apartment Prices Hit Record HighApartment rentals just hit a record high for the Dallas-Fort Worth area. For the second quarter of the year, net apartment rentals in North Texas more than doubled the rental pace of apartments a year ago.

Landlords leased more than 15,000 units during the quarter, with high demand, in part, coming from out of state markets. As demand increased, so did local rent prices.

Dallas-Fort Worth apartment rent rates increased about seven-percent, year-over-year. That’s the largest yearly increase on record and higher than the 6.3-percent rise in rents nationwide.

In North Texas, apartments rented for an average of more than $1,200 at the end of June. Apartment occupancy rate in Dallas-Fort Worth topped 95-percent.
