Early last month, reports surfaced about Alamo Manhattan finally getting underway on the new Bishop Arts Station mixed-use development, which is easily the largest such project to hit the Bishop Arts District neighborhood in recent memory. 

Developers first obtained approval for the new project back in March, but working to meet the standards of the Urban Design Peer Review Panel has somewhat slowed progress a bit since early summer.  

In addition, as part of the approval, Alamo Manhattan received $11.75 million in tax increment financing, but as part of the agreement, the development must also include a mixed-income residential portion, which could result in 20% of its units remaining affordable for the next 15 years.

DFW Affordable Housing

Outside of continued job and economic growth, one of the primary reasons why the DFW real estate market has remained hot over the past couple years no doubt relates to affordability. But after years of constant gains in home values and home prices, North Texas has officially fallen out of realtor.com's “metros to watch” list in 2017.  

Believe it or not, home prices around the Dallas-Fort Worth Metro Area have spiked by a jaw dropping 43.3% in the past five years alone, and prices are still going up. Although the jump in home prices has been a welcoming trend for home sellers in DFW, the buyers’ market has become especially competitive, especially within the last 12 months.

DFW Home PricesAccording to the latest Standard & Poor’s/Case-Schiller Home Price Index, DFW home prices saw some of the largest increases in the entire country last month, which to some degree, is hardly a surprise to those of us already familiar with how red hot the local housing market has been throughout 2016.  

As noted in the report, seven of the 20 major markets the Case Schiller-Index tracks are seeing record highs for home prices, which no doubt includes the DFW area. The exact price increase from September 2015 to September of this year was recorded at 8%, while home prices nationwide are only seeing a 5.5% from this time last year. 

Believe it or not, the most recent pricing numbers now have Dallas-area home prices up by over 30% from the pre-recession…

As the DFW housing inventory continues to dwindle and home prices just keep rising, developers are reportedly within just a few months of delivering the first set of homes in the new Gateway Parks community in small yet desirable community of Forney, Texas.

Walsh Master Planned Community Fort Worth

The massive 15,000-home master planned community being developed by Republic Property Group is well under way, as updated reports are now surfacing about the progress being made over at Fort Worth’s most ambitious residential project in recent memory. 

David Weekley Homes, Drees Custom Homes, Highland Homes, and Village Homes will all have a presence in the new master plan, which is being called Walsh as a way to pay homage to the historic homestead in which it’s being built on.
