JPI Forth Worth Apartments A new 400-unit rental development near the Trinity River is in the works, according to multiple reports. Being developed by Irving-based JPI, the new Fort Worth multifamily project is already underway and will be situated on more than eight acres in a location along Oakhurst Scenic Drive and East Belknap Street.

Although home prices continue to increase and home sales are starting to cool throughout DFW, one segment of the market still seems to be thriving heading into the fourth and final quarter of 2018. 

According to a new report from the Dallas Morning News, million dollar home sales in North Texas have increased by 9 percent compared to the first 8 months of 2017, recording 1,262 million-dollar home sales in all through August.  

For comparison, overall preowned home sales in the North Texas region are up just 1 percent over that same timeframe.

DFW Home Sales DropThird quarter numbers are in and DFW was the only major market in Texas that saw a drop in home sales. Despite the year-over-year decline, however, Dallas-Fort Worth still had the largest number of pre-owned property sales in Texas, tallying 27,660 for the quarter. 

Continuing a familiar trend, median home sales prices increased again in the third quarter, this time jumping by 3.9 percent to $265,034. 

The good news for buyers, though, is that the rate at which prices are increasing seems to be slowing, and more options are also becoming available for buyers to consider, which should help level home prices even further.

The DFW area saw one of the biggest jumps in listing inventory last month year-over-year, according to new data from realtor.com.

In what’s surely welcoming news for Dallas-Fort Worth home buyers, the local housing market ranked eighth among the 10 major U.S markets with the biggest jump in home listings during the month of September, registering a 14 percent spike. 

According to the numbers, nearly 26,000 pre-owned single-family homes were listed in North Texas in August, representing the highest volume in roughly six years.

Prior to the sudden increase, DFW has one of the tightest inventories in the country, and even with more homes on the market, we’re still seeing less than a three month inventory overall.
