Dallas Love Field Development

Dallas Love Field certainly has a unique history, and after an announcement that was made back in 2009 to modernize the outdated city-owned airport, the reconstruction process is now almost complete, garnering the attention of both residential and commercial developers alike.   

Along with the much needed modernization program, restrictions that governed and restricted traffic at Dallas Love Field have also been lifted—a change that will undoubtedly help boost business in the area and generate renewed development interest that just wasn't there when such limitations were in place.  

Until just recently, non-stop flights to destinations within Texas, as well as all neighboring states surrounding Texas weren't permitted out of Dallas Love Field, which has been the topic of on-going debates and lawsuits for years. But with the Wright amendment lifted and a fresh new look and feel to the airport ready to be unveiled, estimates call for passenger traffic at Love Field to increase by almost 50 percent, also increasing the need for residential and commercial development for the surrounding area.  

In recent months, many changes to the Dallas Love Field region have already been made, which include the renovation of the 244-room Wyndham hotel on Mockingbird Lane, the completion of the new Southwest Airlines parking facilities, and the beginning of a major drainage project that’s currently under way which will make room for a large 37-acre mixed-use development that's still in the planning phase.  

Additionally, Balcones Realty Partners LLC is also planning construction for a 1,100 unit apartment complex between Maple and Forest Park Road, which is expected to begin early next year, while expansions at nearby Parklands Memorial Hospital and UT Southwestern Medical Center are also driving forces behind future real estate development near Love Field. Recent reports also show the just-completed Encore 6162 apartments on Maple are ALREADY 65 percent leased, while also getting higher rent prices than what was originally expected.

While it's hard to argue that the airport rejuvenation and resurgence of the Dallas Love Field area are long overdue, brighter days are surely ahead for the entire Dallas Love Field area as a whole, and those who already call this up-and-coming part of town home!
