How much can I get and what determines the amount?

The rebate is based on factors like your monthly rent, lease term, and the community’s referral payout—capped at $500. We’ll quote your estimated amount before you apply.

What do I need to do to qualify?
  1. Register with DFW Urban Realty before you tour.
  2. Tell the leasing staff you were referred by DFW Urban Realty.
  3. List “DFW Urban Realty” on both the guest card and rental application.
  4. Move in, then send us your lease details to verify once the property pays the referral.
Do I have to register before I tour apartments?

Yes. Registering first makes sure the community credits DFW Urban Realty as your locator. If the property cannot verify our referral, a rebate cannot be issued.

Which leases or situations are not eligible?

Ineligible scenarios typically include renewals, on-site transfers without our referral, subleases, corporate/short-term leases that exclude locator payouts, and properties that do not pay locator fees.

When and how is the rebate paid?

Rebates are issued after the community pays DFW Urban Realty its referral fee and we confirm eligibility. Payment is sent by check or electronic method according to our payout schedule.

Can I combine the rebate with look-and-lease or move-in specials?

Usually yes. Property specials (free rent, reduced deposits, fee waivers) are separate from our rebate. We’ll confirm stackability and any property-specific exclusions before you apply.

Can roommates each receive a rebate?

Roommate eligibility depends on the community’s referral policy and the lease structure. In many cases, one rebate is issued per lease. Ask us to review your situation.

Will using the rebate change my rent price or lease terms?

No. Your rent, fees, and lease terms are set by the property. Our rebate is a separate locator incentive after move-in and verification.

What if I forgot to list DFW Urban Realty on the guest card or application?

Tell us immediately. We can attempt to update your file with the community, but if they do not confirm our referral, a rebate cannot be paid.

Can I claim a rebate after I’ve already moved in?
