Pending Home Sales at Highest Level Since 2006

We’ve made a pretty substantial effort to document how wild the DFW real estate market has been in recent months, and in case you missed it, feel free to check out how Dallas-area median home sales prices are at record levels or how the housing inventory around the entire North Texas region is dramatically low right now.

The bottom line is that if you currently happen to be searching for a home or condo in the Dallas-Fort Worth metroplex, chances are you’re experiencing first-hand just how difficult it can can be to not only secure a property you like, but to even find something decent in the first place.

Further evidence of how tough it’s getting was just recently reported, as pending home sales hit their highest level in 9 years back in April—a statistic that of course largely and directly relates to the lack of inventory we’re seeing at nearly all different price points.

According to The National Association of Realtors’ Pending Home Sales Index, contract signings were up in all four regions of the U.S. in April, rising for the fourth consecutive month to 112.4, or the highest level seen since May 2006.

Despite the housing shortage that’s especially relevant in DFW, foot traffic still remains constant though, consequently raising home prices in nearly every part of North Texas. As we continue through the busy spring season and into the summer, it's becoming more and more clear that homeowners looking to sell are still in pretty good shape, and will continue to be as we enter the latter part of the year.
