Hebron 121 Station, Transit-Oriented Development

Despite some millennials finally starting to enter the housing market to test the waters of home ownership, others are perfectly content with renting, consequently making transit-oriented development as popular as ever around the DFW area. Long gone are the days of time-consuming commutes to work, having to drive everywhere you go, and the overall inefficiency of how we once viewed a traditional suburban lifestyle.

Instead, today’s younger generation is much more focused on driving living costs down anywhere they can, which often means ditching the car and all the expenses that go along with it and alternatively using public transportation wherever possible.

Making headlines earlier this week was one of DFW’s most popular transit-oriented developments, Hebron 121 Station in Lewisville.

Developed by Dallas-based Huffines Communities, Hebron 121 Station is a 90-acre apartment community that already has about 680 residences which are currently near 100 percent occupancy. Along with being situated adjacent to the Denton County Transit Authority Rail Station, as well as several major highways that put residents who do own cars downtown in just minutes, Hebron 121 Station and other transit-oriented communities like it also provide tenants with a host of resort-style amenities and commercial and retail development that almost make it its own little village.

Simply put, the more amenities and features a community offer, the less you’ll need to leave for basic, and not-so-basic everyday tasks like going to the gym, the store, or social functions (which many are specifically held here at Hebron 121 Station).

As the community first started being developed, the general plan called for 1,700 units which are all expected to be finished by 2018. And now that phase 1 is complete and its units are full, Huffines has officially announced the start of the next phase, which will being an additional 242 units to market.

According to Huffines representatives, the added units will allow even more social events and amenities to the community, which already has a sand beach, a swim-up bar, and a 10,000 square foot amenity clubhouse.

The new units are expected to be finished sometime before the end of the year, with occupancy panned in early 2016. And given how popular these resort-style, transit-oriented communities have become, expect a rush to get in once leasing beings.
