DFW Single-Family Home Permits For at least four months in a row, single-family home construction permits have been down in the Dallas-Fort Worth area. The latest figures come from November 2021.

In November, construction permits for single-family homes were down about 3.7-percent, year-over-year. According to Texas real estate data, builders secured construction permits to start more than 3,500 new homes.

Part of the problem is a large number of sold new construction homes in the region that still aren’t completed. Builders are still dealing with supply chain issues and some labor shortages. If they aren’t able to even start some of the new construction homes for a few months, they’re less likely to be taking on a high number of new construction permits.

Even with four…

DFW Home Prices on the Rise in 2022?It’s a new year, but that may not mean much change in terms of rising home prices in the Dallas-Fort Worth area. While the price gains in 2022 may not be as bad as they’ve been in recent time, price increases could likely continue in the foreseeable future.

Some experts say home prices have gone so high, they may start seeing decreased demand. Still, the housing market remains tight and it should still be a strong year for home sales.

Homebuilders in the region have already increased construction to help meet the demand, but they’re selling homes at a fast rate. The median sales price for single-family homes in North Texas is already up considerably over what it was a few years ago.

Apartment rents are also up, but renters could likely see some…

New Downtown Dallas Towers Coming SoonDowntown Dallas is on track to welcome in three new towers, including hundreds of new apartments, tens of thousands of square feet of retail space and a large office building. The project is slated for one of the area’s largest vacant properties.

An Atlanta-based real estate developer recently purchased about five-acres just across from the Arts District at Ross Avenue and Routh Street. One of the new buildings is an office tower, while the other two buildings will be residential towers.

When finished, the site will include 45,000 square feet of retail space, 700 new apartments and an office building. Originally, the land was slated for another large tower that was going to be part of a larger complex, but that project fizzled out.

DFW Home Prices CoolingHousing prices in Texas are starting to cool again after a run-up likely tied to the pandemic. Even so, prices could continue to keep climbing in the near future.

From late 2020 through much of 2021, the median house price soared in some of the state’s largest cities. Austin led the pack with prices up more than $97,000 between September 2020 and September 2021.

Just a few months ago, the median house price in Austin was $448,000, which was up from around $350,000 a year earlier. It was much the same in the Dallas/Fort Worth market, which saw a $51,000 boost in median home prices.

The median house price went up about $39,000 in both Houston and San Antonio between September 2020 and September 2021. For most of these cities, median home prices hit…

Frisco Real Estate The real estate market in Frisco is red hot right now, thanks in part to a supply shortage and a lot of competition. While the housing market is described as very strong across all of North Texas right now, Frisco appears to be outperforming the rest.

Currently, Frisco is a hotter market than neighboring Dallas, Plano, Allen and McKinney. Some of that’s credited to a supply shortage in Frisco’s residential market.

That’s true in terms of homes for sale, rent and lease. Along with a fewer number of existing residential units, the city is also seeing a low number of available lots for building new homes.

Some say the current market is the strongest leasing market they’ve ever seen, as there aren’t even enough homes coming on the market to cover…
