DFW home prices February 2022Competition continues to heat up in North Texas, as home prices in February just took another major jump. Last month, the median sale price for a single-family home sold by a real estate agent in North Texas hit $365,000.

That’s a record, and it’s also up about 21-percent from the same time last year. Newly released real estate data shows prices went up about four-percent from January to February alone, which equates to a jump of about $15,000.

As demand remains high, it’s only pushing inventory lower. There were only about 4,500 homes on the market in North Texas in February.

Higher rents in DFW; time to buy a home?While homes prices are up in North Texas, it seems the new year will likely also bring higher rents. Despite being ahead of most of the country in terms of apartment construction, rapid growth in North Texas appears likely to keep putting pressure on supply.

In 2020 alone, the Dallas-Fort Worth area added almost another 120,000 residents. That makes the region a leader in population growth. It doesn’t help either that rising single-family home prices are forcing some buyers to the rental market.

North Texas Home Prices on the RiseIt seems rising home prices in North Texas won’t be getting relief anytime soon. A new report from Realtor.com shows soaring prices and a limited supply for prospective buyers to even choose from.   

The latest figures show the median home listing price in Dallas-Fort Worth hit a record $400,000, which was up more than 14-percent, year-over-year. At the same time, home inventory levels remained extremely low.

Compared to last January, the number of homes listed by real estate agents in the region this January was down by nearly 40-percent. On average, it’s taking homes in North Texas about 43 days to sell. 

North Texas isn’t alone. The trend of higher home prices and lower inventory seems to be happening across the nation.

New apartments could be headed next door to the Mockingbird rail station in Dallas. The site for the new apartment tower sits just adjacent to the DART stop, and just east of US 75 and Southern Methodist University. 

Plans call for the new apartments to be built on 16-acres of an existing DART surface parking lot. When finished, the site could include more than 400 new apartments. 

A couple of years ago, DART signed off on a 99-year land lease with the developer. The developer now wants tax help from the city to pay for public infrastructure improvements and to allow for affordable rental units.

Flexible Office SpaceThose looking for more flexible office space may want to take their search to the Dallas-Fort Worth area. It recently took one of the top spots when it comes to the nation’s largest co-working and flexible office markets.

Dallas-Fort Worth came in at number two, behind only Manhattan in relation to the number of short-term offices. The ranking is part of a new report by CBRE Group, a commercial real estate services and investment firm.

North Texas now has more than five-million square feet of office flex space. That includes short-term rentals, shared office and co-working space.

While some jobs went away in early 2020, the Dallas-Fort Worth area is currently seeing some big gains when it comes to construction jobs. According to some of the latest figures from the Associated General Contractors of America, the region’s building sector saw a gain of 7,400 jobs this past December, when compared to the previous December. 

The Dallas area alone saw about 5,800 of those new construction jobs. That’s significant, because 2020 saw a loss of 4,000 jobs. 

For those keeping tabs on the market, the numbers probably aren’t too surprising. With a 45-percent increase in residential and commercial construction starts, North Texas was the nation’s second busiest market for building in the entire nation last year.
