It’s no secret that DFW’s apartment market has been among the hottest in the country over the last 12-18 months and one Atlanta-based developer is banking on that trend continuing well into 2020 and beyond. 

As first reported by the Dallas News, RangeWater Real Estate is in the process of building a new, 8-story apartment building near the 5700 block of Richmond Avenue in Dallas’ Lower Greenville neighborhood and just last week renderings were first released. 

In recent years, Lower Greenville has transformed into one of the city’s hottest neighborhoods to live and work and this new project will only add to the area’s rapidly growing and evolving landscape.

New DFW DevelopmentThe Hanover Property Company has purchased 966 acres on U.S. Highway 287 in Midlothian for a massive development that will feature single-family homes, townhouses, commercial space, and even some industrial construction.

According to recent reports, the $950 million project, located just southwest of Dallas, will eventually bring more that 2000 homes to the area.

The first phase of the project will include around 350 houses and starting prices are expected to be about $300K.

Hanover Property Co. purchased the sprawling development site from ECOM Real Estate in a deal negotiated by JLL’s Paul Whitman, Michael Swaldi, Larry McCorkle and Nick Hayden. Mesa Landscape Architecture and LJA Engineering have been hired for planning the large-scale

DFW New Home Construction StartsNew home construction slowed during the first quarter of 2019 as North Texas home builders started just 8,439 new homes. According to data from Residential Strategies Inc, that represents a 4.4 percent decline compared to a year ago.  2019 ended with just under 890,000 new home starts which recorded another record year of low housing production esp. when compared to the 1.4 million built in 2007 right before the housing crash in the first Great Recession of the 3rd millennium.

Despite low mortgage rates and strong demand and buyer traffic, sales definitely tailed off towards the end of 2018, but showed positive gains closing out Q4 2019 with home sales and prices both showing modest gains throughout the DFW area.  Home Sales in DFW for December 2019

Legends Crossing New Home Builder Update:

January 22nd, 2020 - Legends Crossing's developer Centurion American is expected to start issuing builder permits for the first new construction homes in April 2020 with full build out estimated around three to four years. Housing options in Valley Ranch's Legends Crossing in Irving, TX will start around $350,000 up to $600,000.  Once complete, Legends crossing will add a total of 251 new units to Valley Ranch's housing inventory.
