Aura Cedar Apartments For Rent, Oak Lawn

Dallas’ booming apartment market continues to make headlines, and most recently, plans for an impressive new 387-unit Class A rental community were announced for the Oak Lawn neighborhood. Being developed by Trinsic Residential Group, Aura Cedar apartments will be conveniently located at Cedar Springs Road and the Dallas North Tollway, and just blocks from Aura Wycliff apartments—another apartment community by the same Dallas-based developer.

Downtown Dallas High-Rise Condos For SaleIn case you missed it, Bleu Ciel is arguably one of Dallas’ most exciting new real estate developments currently in the works, both on the residential and commercial side of things. As pointed out yesterday, this towering 33-story tower will be the city’s first high-rise condominium project since the end of the housing crash that started all the way back in 2008, perhaps creating an even bigger buzz around it than what we’d normally see for such a development.

The much-needed and highly anticipated redevelopment of Victory Park is well underway and the project’s first wave of restaurants and retailers for this exciting new development was just announced.

West Dallas Rentals & Apartments

Dallas’  Uptown neighborhood is one of our favorite parts of the city, and with the rapid rate of development that’s been going on there for roughly the past decade, it's safe to say we’re not the only ones who love this lively and vibrant part of town.

Towards the end of last month, news broke about Developer Leon Capital Group breaking ground on a chic, urban-style apartment project right next door to the Cityplace complex. When finished, the new apartment community will stand six stories high and house more than 150 individual rental units—just the latest of several new construction apartment projects currently underway in Uptown.

Dallas Home Prices

If you need more evidence that the DFW real estate market is scorching hot right now, have a look at the latest S&P/Case-Shiller Home Price Index for 2014. According to its year-end report, Dallas-area home prices saw a 7.5 percent increase from 2013 to 2014, or nearly 3 percent higher than home prices nationwide.

With Denver, Miami and San Francisco all seeing between 8 and 10 percent bumps in home prices, Dallas saw the fourth-highest jump in the country among the major 20 markets that Case-Shiller surveys, edging out cities like Las Vegas, Seattle, and Los Angeles.

To date, home prices in the DFW region are now 13 percent higher than what was seen before the recession, and an astounding 30 percent higher since the beginning of 2012.

Dallas Apartment Prices Rising

Believe it or not, nearly 16,000 new apartments are currently under construction in DFW and will be delivered sometime during 2015. But despite the rising numbers in inventory, renters in Dallas-Fort Worth are now paying more than ever for an apartment, and that doesn’t appear to be changing anytime soon.

According to a recent piece in the Dallas Morning News, rent prices in the area were up more than 5% from January 2014 to January 2015, and in Fort Worth, increases in apartment rents have jumped even more at 6.4% from this time last year.
