New Apartments DallasThe apartment market throughout the North Texas region is hotter than ever, and 2018 should once again bring another new wave of units to market. But as you might expect, DFW isn’t the only city in the U.S. experiencing an apartment boom, even after a bit of a slowdown in multi-family deliveries in 2017.

According to a new Yardi Matrix report, close to 600,000 units across the country were under construction as of the fourth quarter last year, but only 220,000 units were delivered over the last three quarters of 2017. Translation—there’s going to be a whole lot of new apartments being delivered in 2018, which includes quite a few right here in DFW.

Thomas Place Homes For Sale - CarrolltonMore residential development could soon be on the way in Carrollton thanks to the City Council approving a conceptual design that will potentially bring both single-family homes and townhouse residences to a 24.6-acre site near North Denton Drive and Hutton Branch Creek. 

According to a release by the city, the new project is being called Thomas Place, which is named for former mayor, city council member, and community contributor W.J. Thomas.

As of now, single-family lots will stretch 30 to 40 feet wide, and provide future residents with a highly desirable location that’s close to the W.J. Thomas Sports Fields, the Josey Ranch Lake Library, the Josey Ranch Sports Complex, and the W.J. Thomas Splash Park.

DFW Home Price GainsThe latest Standard & Poor's/Case-Shiller Home Price Index has officially been released, which revealed more of what we already knew—home prices in Dallas are still on the rise. 

But despite a 6.9% jump, the increase is actually the smallest percentage rise for the DFW area in nearly five years. 

After seeing record highs for most of 2017, price gains are apparently starting to slowdown a bit, which is great news for anyone still in the market for a new home. Available inventory is finally starting to expand and some would-be home buyers are also starting to hold-back with buyer competition so strong, ultimately slowing price growth.

Overland Grove Forney TXAs the DFW housing market keeps getting tighter for entry-level home buyers, local developers are continuing to look for more opportunities to build affordable houses. As highlighted by the Dallas Business Journal, one Dallas-based development group just recently started construction on a sprawling, 336-acre master-planned community in suburban Forney, which will offer plenty of new homes at reasonable prices.

Called Overland Grove, the community will bring over 1,000 homes to the area when finished but will of course be built-out in phases. SkyHouse Frisco StationFrisco’s highest-profile development is now one-step closer to becoming a reality as crews officially broke ground on the fabulous new SkyHouse at Frisco Station earlier this month. 

A joint-collaboration between Novare Group and BCDC, Frisco’s newest luxury high-rise will stand 25 stories high and feature 332 residential units once finished, and also be part of the sprawling 242-acre Frisco Station community, which will collectively include a jaw-dropping 2,400 units in all.

DFW Home PricesThe DFW housing market is tight in just about every category right now, but demand for less expensive, entry-level homes continues to skyrocket. According to a recent report from Zillow, less than 15% of the homes sold in North Texas in 2017 were priced under $140,000, and prices for homes that are considered to be entry-level have risen by a jaw-dropping 78.8% just since 2012.

Dallas certainly isn’t the only market seeing significant price increases for entry-level homes, however, as prices on a nationwide scale have jumped 44.4% since 2012, and 8.5% in 2017.

For comparison, the most expensive homes in the U.S. only saw a 3.6% increase last year.

Frisco New Construction DevelopmentIt seems like monster residential developments with plans to add hundreds of new homes are popping up all over DFW, and local home builder and developer Green Brick Partners Inc. is just the latest to get in on all the action.

According to a recent report from the Dallas Morning News, Green Brick just acquired three parcels of land in suburban Frisco, which will be used to build and develop over 1,000 new homes.

The project will be located on Coit Road and Eldorado Parkway and include anywhere from 172 to 354 homes, not to mention offer a range of property-types and price ranges.

Construction for one community called Frisco Springs is already underway, and other neighborhoods are expected to begin construction over the next couple years.
