DFW Home Price GainsHome prices throughout North Texas are already at record levels, but that hasn’t slowed down the on-going upward trend we’re continuing to see as we get deeper into 2018. In fact, according to a new report out from CoreLogic, DFW home prices still increased slightly faster than the national rate over the early part of 2018, which as you might’ve noticed, is hardly anything new at this point.

Compared to last March, home prices across the country spiked 7 percent overall, and here in the Dallas area, home prices are up 7.5 percent.

Strong buyer demand and limited inventory are still the two primary driving forces behind home price gains, and new construction has remained slower than levels previously seen in years past.

DFW New Development Despite home prices still being on an upward climb, job growth still thriving, and available housing inventory still lacking, new construction activity throughout North Texas saw a bit of a drop in March compared to this time a year ago.

According to recently released data from Dodge Data Analytics, residential construction activity fell 8 percent year-over-year a month ago, and nonresidential commercial activity saw an even stronger decline of roughly 22 percent.

What’s particularly interesting is that as new construction slowed a bit compared to 2017 levels, new construction nationwide was actually on the rise last month, increasing by approximately 11 percent.

Bishop Arts Village Construction for one of DFW’s more highly anticipated mixed-use projects is finally ready to begin, according to the Dallas Morning News.

Dubbed Bishop Arts Village, the new development occupies an 11-acre site at Bishop Avenue and Ninth Street, which of course is just south of the historic and lively Bishop Arts commercial district down on the city’s southwest side.

Developers behind Bishop Arts Village have been working on the project for over a decade, as noted in the report, but with construction officially getting underway soon, it appears the end is finally in sight.

For now, Bishop Arts Village is expected to include a public plaza that’s centered around 12,000 square feet of retail space and also 246 apartment residences and 500 public…

Aubrey New ConstructionAs we continue to get deeper and deeper into 2018, new development throughout suburban DFW hasn’t slowed down bit.

The latest high-profile project to come through the pipeline is a new 2,600 home community in Aubrey, just north of Lewisville Lake. Called Sandbrock Ranch, the new Highland Homes community will encompasses 800 acres when finished, and will also be partially situated on a 2,400 acre ranch that the home builders’ own.

When interviewed by the Dallas Morning News, Highland Homes owners mentioned the new community offer a great location that’s both peaceful and provides easy access to the rest of the DFW area, especially as development continues to move north.

Harwood District New Construction New reports have surfaced about a potential mixed-used project in the works for Dallas’ Harwood Street Historic District. According to the Dallas Morning News, Centurion American Development Group is working towards building a 6-story apartment and retail development just a block off Harwood and Jackson Streets, which would essentially bring 130 new residential units to the area, as well as 5,000 to 6,000 square feet of retail space on the building’s ground floor.

The proposed project hasn’t come without challenges, however, as the design of the building must satisfy historic district requirements and blend in seamlessly with other buildings and structures around Harwood Street, which date back all the way into the late 1800s.
