The North Texas housing market was red hot until last summer, and since then, a downward trend has been widespread and steady. According to the Dallas Morning News, 70 percent of residential areas tracked have seen a decline in home sales over the first three months of 2019 compared to the same timeframe last year. 

Median sales prices have also been trending the wrong way recently as well, and nearly a dozen of the areas in the same market report have also seen a drop in sales prices. 

As mentioned by the Dallas Morning News, East Dallas, Far North Dallas, Northwest Dallas, and Irving have the most significant year-over-year declines, registering about an 8 percent drop from early 2018.

New Construction Allen TXA major new mixed-use project appears to be in the works for downtown Allen. According to a new report from the Dallas News, developers are looking to build a 12-acre, four-block project on the east side of Highway 75 at Main Street. 

If approved, the development, now being called Allen City Center, would include an office building, 850 urban-style apartment residences, a small park, and even some retail space as well.

The tallest sections of the project are planned to rise 5 stories high, which would include the office building that will face Highway 75.

Allen City Center is being designed by Dallas-based JHP and will be built in several phases, if approved. 

Right now, the building site is mostly vacant land or occupied by older homes.

Dallas ApartmentsDallas-based Billingsley Co. is looking to replace two old warehouses situated just just of Galleria Dallas with new apartment residences, according to a recent report from the Dallas News. 

The project site, located at 4730 Simonton, encompasses roughly 8 acres and is currently surrounding by industrial development. However, Billingsley Co. is also looking to demolish another warehouse property just a few blocks away and develop and additional five-story apartment complex.

Downtown Dallas Apartment TowerA new high-rise development slated for downtown Dallas will include a number of affordable units according to recent reports—something many new projects throughout DFW have been lacking. 

Being developed by Matthews Southwest, the new apartment tower will soon break ground at 2400 Bryan Street, and when finished, will stand 15 stories high and have around 230 apartment residences. And of those 230 units, over 100 will be reserved for below-market rents.
